How do you finance an investment property in Florida?

Two routes. Conventional investor financing uses your documented personal income and is cheaper, but caps the number of financed properties and depends on your tax returns. A DSCR loan qualifies on the property's rent instead, costs a little more, and has no property cap or income documentation.

Which one is actually cheaper

Conventional wins on rate almost every time. It loses whenever depreciation has reduced your documented income, when you have hit the financed-property limit, or when the file needs to close faster than tax transcripts allow.

The honest comparison is not rate against rate — it is total cost against whether the file closes at all.

How much down payment do you need for an investment property?

Typically 20% to 25%, on both conventional and DSCR financing. A larger down payment improves DSCR pricing directly, because it lowers the payment and therefore raises the coverage ratio.

Can you use rental income to qualify?

On a DSCR loan the rental income is the entire qualification. On conventional financing, a portion of documented rental income can offset the payment, but the calculation is conservative and generally requires the income to appear on a tax return or a signed lease with supporting history.
