Three things that trip people up down here
South Florida financing has its own failure modes. These are the ones we see most, and they're worth knowing before you write an offer.
Insurance is the budget, not a footnote
A homeowners premium here can be several times what the same house would cost in another state, and it lands inside your debt-to-income ratio. Get a real quote early — on an older roof it can be the difference between approved and declined. A current wind-mitigation inspection is usually the cheapest money you'll spend.
Condo warrantability
Miami-Dade has a great deal of condo inventory, and plenty of it is non-warrantable — litigation, low reserves, high investor concentration, or a pending structural assessment. Conventional financing simply won't go there. Non-warrantable and portfolio products will, which is exactly the kind of thing a broker can reach and a bank can't.
Assistance is county-by-county
Florida Hometown Heroes income limits are set per county, and Miami-Dade's limit differs from Broward's. The program is also funded in annual allocations and reserved first-come, first-served — so the same buyer can qualify in March and find the money gone by autumn. Timing is part of the strategy.
